- How much does short-term rental management in Marrakech cost?
- Nomad Full Management is charged at 20% ex. VAT of generated accommodation revenue, plus applicable VAT, before Airbnb, Booking or other OTA commissions, and excluding cleaning fees, tourist tax, security deposits and refunds. No booking = no commission. External operational costs — cleaning, linen, maintenance, repairs — are billed separately.
- What does Nomad Full Management include?
- Nomad Full Management covers all commercial and operational management: revenue management and dynamic pricing, listing optimisation and multi-channel distribution (Airbnb, Booking.com), reservation management, guest communication, arrival and departure coordination, cleaning and linen coordination, property monitoring between stays, maintenance coordination, incident management and owner reporting.
- Do you manage Airbnb and Booking.com?
- Yes. We manage distribution on Airbnb and Booking.com with consistent pricing across channels via our channel manager. We also work on listing content — titles, photos, description, amenities — to improve visibility and conversion.
- Who sets the pricing for my property?
- Nomad Living manages pricing strategy taking into account seasonality, local demand, events in Marrakech and your property's performance data. You are kept informed of the main pricing directions.
- Is cleaning included in the 20% ex. VAT fee?
- No. Cleaning coordination is part of the Full Management service — we schedule turnovers and maintain preparation standards. But the cost of cleaning, linen and consumables remains the owner's responsibility, or may be recharged to the guest where applicable.
- Can I keep visibility over my bookings?
- Yes. We provide regular reports on your bookings, revenue and property performance. Transparency between Nomad Living and the owner is central to how we work.
- What is the difference between Nomad Performance and Nomad Full Management?
- Nomad Performance (10% ex. VAT) is our signature offer: pricing, distribution and listing optimisation while you retain operations. Nomad Full Management (20% ex. VAT) adds operational coordination and is offered only after an audit and selection process.
- Is Full Management available for every property?
- No. Nomad Full Management is selective. We first assess the property, standards, potential, operational setup and expected working relationship. If full management is not the right fit, we may recommend Nomad Performance instead.
- What types of properties do you manage in Marrakech?
- We work with apartments, riads, villas and houses offered as vacation rentals in Marrakech. Every Full Management request is reviewed before acceptance.
