Ratings and review counts naturally evolve with new stays.
Revenue Management
The highest price is not always the best price. The right price is the one that maximises the economic value of the calendar, taking into account demand, remaining dates and the cost of empty nights.
The tools calculate. The Revenue Manager decides.
Seasonality, events, competition and market movement.
New bookings, calendar pace and booking window.
Weekends, weaker dates, isolated nights and remaining availability.
Minimum stays, promotions, rate floors and restrictions.
Airbnb, Booking.com and direct channels managed as one commercial system.
Price, photos, title, description, amenities and review quality.
Our owner performance framework
A five-step method for turning market data, the calendar and operations into continuous commercial decisions.
We audit the property, its offer, listings, constraints and history to build from a coherent commercial base.
We monitor the signals that matter: seasonality, events, booking pace, competition and depth of demand.
We structure pricing, minimum stays, booking windows, promotions and the relative value of each date.
The strategy evolves with the market. We balance price, occupancy, total revenue, vacancy risk and booking quality.
Results, commercial decisions, incidents and next actions are made clear in owner reporting.
Technology detects signals and accelerates analysis. Strategy remains human, contextual and accountable.

Price & demand
Strengthen high-compression dates and protect ADR.
Calendar gaps
Relax minimum stay rules across two isolated windows.
Distribution
Remove a promotion that is no longer needed on dates already ahead of pace.
This mock-up illustrates the reporting structure. Values are deliberately masked and the chart is fictional. It does not represent a property or a client result.
Sustainable performance
Revenue Management and guest experience are part of the same economic system: delivering on the promise strengthens reviews, conversion and the property’s future ability to defend its price.

Calculation basis: accommodation revenue net of platform commissions. In other words: accommodation revenue received − Airbnb, Booking.com or other platform commissions and service fees.
Cleaning, laundry, maintenance, repairs, consumables and tourist tax are identified separately. Security deposits and refunds are excluded.
Illustrative example: MAD 20,000 in accommodation revenue − MAD 3,000 in platform commissions = a MAD 17,000 commission base. Nomad commission: MAD 1,700 at 10% or MAD 3,400 at 20%.
The 20% fee covers a complete system combining revenue strategy, distribution, guest communication, field coordination, control and reporting. It is not a guarantee of results.

Owner questions
We start from the property’s real market positioning, then adjust each date according to seasonality, demand, events, booking pace, booking window, competition, remaining availability and calendar rules.
No. A price reduction is useful only if the additional bookings it can generate increase the total value of the calendar. A price that is too high creates empty nights; a price that is too low unnecessarily erodes ADR.
We look at ADR, occupancy, revenue per available night, total revenue and distribution cost together. No single metric should be optimised in isolation.
The 10% and 20% commissions are calculated on accommodation revenue net of platform commissions: accommodation revenue received minus the commissions and service fees charged by Airbnb, Booking.com or any other platform. Cleaning, laundry, maintenance, repairs, consumables and tourist tax are identified separately. Security deposits and refunds are excluded.
The payout flow is agreed before launch and documented in the management agreement. Depending on the accounts and platform capabilities, funds may be paid to the owner or split according to the agreed setup. Every movement remains traceable.
Yes, when ownership, access and configuration allow it. Preserving listing history and reviews is generally preferable. Rebuilding is recommended only when genuinely necessary.
Owner reporting makes bookings, revenue, occupancy, ADR, RevPAR, commercial decisions, incidents and expenses easy to understand. Format and frequency are agreed at launch.
Yes, provided no booking is already confirmed. Owner-use dates are built into the calendar so the strategy reflects the periods that are genuinely available.
Works, repairs and parts are billed separately. Approval rules, emergency thresholds and supporting documentation are agreed in the management agreement.
A traditional concierge service starts with tasks: messages, cleaning, keys and maintenance. Nomad Living starts with performance: positioning, pricing, calendar, distribution and conversion. Local operations then execute that strategy.
No. No serious operator can guarantee returns. We commit to a method, active revenue management, structured execution and transparency around the decisions made.
