Marrakech property management fees: what does the commission cover?

Start with the work you want to delegate

If you want to delegate day-to-day stays, look at an arrangement combining commercial management, guest communication and local coordination. If your local team already works well, you may only need help with pricing and listings.

Nomad Living full management is priced at 20% ex. VAT, plus VAT. Nomad Performance is priced at 10% ex. VAT, plus VAT, for commercial management; you retain your team and daily operations. These commissions are separate from the 10% saving offered to direct-booking guests.

Check the calculation basis as well as the rate

For both Nomad Living offers, platform commissions are deducted from revenue before our fee is calculated. Full management: 20% × (revenue − platform commissions). Nomad Performance: 10% × (revenue − platform commissions).

Platform commissions are therefore not counted again in our fee basis. The proposal and reporting should distinguish revenue, platform charges and the management commission. With no booking, there is no Nomad Living commission.

Separate coordination from the cost of the service

Coordinating cleaning or repairs under full management does not mean the contractor’s charge is included in the management commission. Cleaning and laundry, maintenance and repairs, consumables and equipment are separately charged at Nomad Living. Platform commissions and tourist tax are also separate.

For a useful comparison, ask for a statement layout that separates accommodation revenue, commissions and each expense category, without a promise of guaranteed income.

Questions to ask before choosing

A useful proposal describes both the service and the decisions you keep.

• Who answers guests and coordinates arrivals?
• Who coordinates cleaning, laundry and maintenance?
• How are expenses documented and approved?
• What information will I receive about the property?
• Which services and charges are explicitly excluded?
